The Competition Bureau has taken a bold step by expanding its investigation into potential anti-competitive behavior within Canada's real estate industry. This move includes a closer look at the Greater Vancouver Realtors, a significant player in the market.

But here's where it gets controversial...

The initial focus of the probe, launched back in 2024, was on the Canadian Real Estate Association (CREA) and its rules. The Bureau wanted to know if these rules were discouraging realtors from offering competitive commission rates or if they were impacting the market in other ways.

For instance, the CREA's agent cooperation policy was under scrutiny. Did it make it harder for smaller, alternative listing services to compete with the big players? Was it giving an unfair advantage to larger brokerages? These were the questions the Bureau aimed to answer.

And this is the part most people miss...

The investigation has now widened to include the practices of the Vancouver Real Estate Board. The Bureau wants to understand how these policies affect the market and whether they discourage buyers' agents from offering competitive rates or alternative pricing models.

Moreover, the Bureau is concerned about a practice known as "steering." This is where agents might be motivated to direct buyers towards homes with higher commissions, potentially influencing the buyer's decision.

A Federal Court order has been issued, requiring Greater Vancouver Realtors to provide relevant records and information. At this stage, no wrongdoing has been concluded.

Jeff King, CEO of the board, stated that Greater Vancouver Realtors "takes its competition law obligations seriously" and is fully cooperating with the Bureau. He emphasized their commitment to adhering to legal and regulatory obligations and demonstrating this commitment through their practices.
